I got a refi rate at 2.75 with about ~ $1.7K lender credit at closing (appraisal waived as well). 

A good way to tell is to look at the prior sale price and find what it last sold for (Zillow has this info and the County Property Appraiser usually does as well).

It was recently tax-appraised for about 15MM (more than 50% lower than its most recent sale price).

Wow...I’m doing mine, keeping it with the same bank, for $300 fee plus appraisal charge.

My townhouse was appraised at $462/sq ft for 1406 sq ft.

How do you plan on passing the FHA appraisal if it needs extensive remodeling?

Every single one I purchased with my LOC, sold 3 and kept 3, and plan to keep this last one as my 4th rental.My bank loans me 80% of appraised value after rehab, and so far I own the first 3 rentals for no money out of pocket after the refinance.No downside for me so far.Good luck!

I had a trusted realtor run comps and I’m thinking I could possibly get an appraisal for 125k.

He has two properties of land (which I have no idea how to analyze land) And he has a property sitting on land with a roofing issue.Focusing on the property with a house on it, I looked it up on appraisal district and it doesn't exist, But if I look it up on zillow and other public MLS portals it does.
