I was about to make an offer on a short sale today as well - and my agent just informed me of the exact same 20K bankruptcy buyer fee - maybe this is a WA thing??  

Currently my family and I live in Puyallup, WA.

I'm even thinking about holding it long enough to get it purchased for what we owe w/ a free home thrown into the deal. 

That far away is clearly a situation where you refer some one out. 1 hour and 45 minutes away is roughly the distance between DC and Philadelphia. 

Before I went into escrow, I brought a contractor that I know thru the property & he expressed confidence that w/ a 300k reno budget we could have a nice duplex-ed up owners unit & a garden 2 bedroom rental.  

I live in Northwest Washington- Bellingham to be exact, which is a little less than 90 minutes north of Seattle on the I-5 corridor.
