Hey all, I'm under contract for a legal 2 flat + illegal garden unit in Logan Square which we want to house hack and then maybe rent out whatever space can be rented out if we move out. 

Starting out with a SFH or duplex is great because you won't have as many moving parts.

If the system is not user friendly, people will move to simpler softwares. 

I’m gonna be moving soon and currently have a cleaner for my STR and I handle the rest which is fine while I’m around the area, but moving states away I’m not sure on how I’m gonna do this  and I will have 2 separate units.

Here's the scenario -- we lived in our first home (3/1) for 15 years and during the pandemic cash-out refinanced at 2.7% 30-year fixed (have 28 years left), knowing we'd need to spend a lot to either rennovate or use as down payment if we moved.

Interest rates around 6% but looking to move for work.

Definitely looking for more turn key because the nature of the money is due to medical reasons.

Without new companies moving into the city and creating replacement jobs, the only jobs left will be low-paying service sector jobs.

I'm preparing a house that I bought as a primary residence but now moving out of it and want to rent it outin Philly it can take so much longer than 2-4 months.

I’m looking for key data points such as population growth, job growth, demographics, etc.
