Hello,We are being approached to GC/partner on a spec home with whom the client owns the lot and will be securing the construction financing himself in order to do the deal.

Just sent several clients today some in $125-$150K range, but they pretty rough, but rented at 1% rule and not in the best areas. 

I’m living in Austin, Texas, and I’m new to real estate investing.

When I see these new posters do nothing but recommend the same company in every post and not participate on the site in any other way, I get very suspicious.If you newbies have affiliations with these companies you're promoting, I suggest you disclose it.

In the end it's my responsibility to forecast any big projects that may happen in the next few years and make sure I'm covered for those.

If you live in Ohio, start in your backyard.

If you are looking to expand to other properties in the future, that option of a cash-out refinance or HELOC on your appreciating asset is always there. 

Unless you have millions in equity, I wouldn't even recommend considering it.
