That irks some of the would be investors here, because they are looking for nothing down or 5-10% down while their credit is in the toilet - because they do NOT understand risk.

Pulled a permit and had the inspector come out, he was in the house for no more than 5 seconds and walked out saying he can't inspect it.I called the building department office and came to the conclusion that I can't do any plumbing work on the house unless I live in it, and by law I can't live in a house that doesn't have a working toilet.

Without actual remodeling experience you can learn it well enough to make your "guesstimates", and after having completed a large number of different types of properties you will even begin to see the unseen and come in close to actual cost, but contractors cant and dont(shouldnt) give "guesstimates".
