But my ideal rental is 4 bedrooms, 2 or 3 baths near metro stations.

The area is very nice and will be the first residential subdivision in Virginia to include a VRE station as part of the development.

I think areas that are a 10-15 min walk either the Anacostia metro station, 11th St.

Or just open a business Gas Stations, Convenience Stores, small hotels/motels require 24/7 staffing they all require 5-10 people to run the whole thing, close family/friends all can live in close quarters working the business.

With $250k I would look at these neighborhoods: Normal Station, Audubon Park, Colonial Acres Sea Isle Park, and  Bartlett TN.
