Once you are pre approved you can go shop agents, property managers, etc..If you get hooked up with the right agent or property manager they will have a top notch vender list they readily share with potential clients to make a smooth transition for all.

But I guess that understanding how much you can get a pre-approval and what type of loan you can get will be a smart idea.Good luck!

To your point, contacting agents outside the area code is a smart move.

If you put your money in property, it is all about playing the long game because real estate investment is a smart way to balance your financial portfolio.

I used The CE Shop for my prelicensing courses and thought they were pretty good, although I don't really have anything to compare them to haha.

Your agent can still shop with this and look for deals with lesser amounts anyways.

Misuse of the property (using the bedroom as a shop, hanging things from trees, putting the couch on the porch) is harder to address upfront. don't let them go because they are a sign that people are clueless. 

(Hopefully the seller was smart enough to say never talk to me again if you suggested this to them.)
