For a conventional loan the UW will "source" all deposits on the bank statements. so, if 20k just shows up with no explanation they are going to ask for proof of where the funds came from.

Additionally, repair costs (if any),  all closing costs are covered by the buyer, and there is no commission!

No doubt if you have the capital for either all cash or simply having a syndicate, cash flowing residential here can work.
