Our PM does all the stuff for the condo that it does for apartment complexes, like porter services for bulky trash, lightbulb replacements outdoor, picking up litter, paying landscapers, sending in a plumber when some plumbing breaks outside, maintaining the pool, maintaining the sports courts, etc.So, why did *I* choose a condo?

The turnover itself required some cleaning they missed (under appliances, mopping, windows, cleaning carpets, etc), carpet replacement (normal wear and tear) and painting which I know I can't charge for, but were an expense I had sooner than planned with their early termination.

The $1000 should cover the day to day maintenance items that pop up (water leaks, equipment/appliance repairs, etc), but what it won't cover are the big ticket CapEx expenses (different than maintenance) that you should be budgeting for each month (i.e. a roof being replaced every 20yrs, etc).

Worked on it for what felt like every day. completely gutted every room and replaced all major appliances and even replaced roofs, siding, windows, well, well pump, doors, etc.

We've had massive wildfires in northern CA that has destroyed thousands of homes, in some areas many were manufactured homes, and won't cover replacing, IF they could even find the inventory from which to purchase as the manufactured homes dealers are months out on orders.
