But I just moved out to Edmonton Alberta Canada from Ontario, I am now apprenticing Automotive Mechanic, 16$ and hour first year with insane wages for 4th and 5th year 29.50$ an hour...I have just got an apartment 3 months ago and so far its going well , Im 19 , have an apartment, car, all bills paid early, etc..absoulutly no debt and average 2500-3000 in a high interest savings bank account all the time..

I don't have tenant headaches, mechanical failures, occassional break-ins and theft, and I don't have long-standing property tax obligations (Michigan has very high property taxes).

I've not seen one of these "types" of buildings (small commercial-class of this age) yet that has a TRUE expense ratio (vacancy+expense+capital exp) less than 55% or so, if you truly allow an adequate maintenance allowance and age out the roof, mechanicals, and systems.

The high ROI is very attractive and with them advertising these properties as turn key homes I assumed no major mechanicals would need to be changed for at least 3 years because I was told everything in the homes I was purchasing would be brand new.

If I put down a deposit, (in earnest), for the vehicle to not be sold, could the sales people (agents), still allow test drives, and mechanics, and friends to look it over as if it were still available?
