I have invested in Greensboro and the surrounding 7 counties full-time since 2005 and can assure you that any appreciation you receive in this area is a gift and should never be figured into your income strategy. 

Tile is virtually non-absorbant and grout is to when compared against carpet.Moral: design your properties defensively.

Thanks Curt & Zeke , I used to work in architectural design for my fathers construction company here in Columbus OH, I use Sketchup for quick renderings, layout for my blueprints, and Lumion for my renderings!

Two of the vacant residential units were already laid out as 2 bedroom units but the 3rd is large enough to be converted into a nicely designed 2 bedroom unit as well.Anyone who saw this building on the MLS likely dismissed the building right away based on the public record characteristics.

Second, if landlords in poor neighborhoods areup-pricing their rental units to adjust for possible risk, then policies or productscould be designed to mitigate that risk and lower housing costs.

How much are are renting the property for would influence my design decisions. 

I could have my website designed to take bookings but figured if there is something out there that is tried and true, I’m not looking to reinvent the wheel here, so please share any programs you feel are worth a go.  

We could probably go cheaper if we hire hourly but we use an established VR cleaning company with our own designated cleaner for most cleans.
