You have to follow USPAP when it comes to disclosure and ethics with appraisal practice.  

I've read about and understand the basic fundamental differences between both, but I'm looking for some practical advice and opinions.  

I am going to practice using it now by crunching real numbers using four-plexes currently on the market.

My wife and I are moving to OKC and are in the process of doing that as well in order to get some practice.

For example I hire a roofing company, which consists of 2 brothers with no workers comp, 2 hours from my home and it is a one time transaction plus they have their own tools, take no directions ext. 

However, I decided to open my own law practice last year and as you know businesses starting out do not make much of a profit the first couple of years.

TREB is consistent with Ron, but some people here HAVE seen 20%.

The house is in what I'd classify as a B neighborhood consisting of good schools and nicer older homes.

If its 100 loans, you can invest a day checking - maybe its good practice.

Both the landlord and tenant are bound by the lease, but only the provisions that are consistent with the law.
