Once your Seller Contract is complete you turn it in to a Title Company.

I wouldn't lose any sleep about being a couple grand off on the rehab or closing costs, the real test is going to be when you attempt to refinance, assuming you can get the rehab completed. 

Do you always assume that you're going to be doing a complete renovation?

Once the 30 days elapse and he’s still there I would contact an attorney to complete the eviction being it’s your 1st.

It was bought and completely renovated.

You could also shield under an LLC but that's not completely invincible.

For a completely vacant property, how do you determine an accurate purchase price?
