There is one water meter at the front of the lot by the “main house” the house on the back has it’s own shut off valve - that’s the one when closed meter stop running meaning the issue is on the back house but no leaks found, only change was the new sewer line.

I had to shut the water off to the apartment since, at the time, I did not know what was causing the leak.

There are a couple major projects going from major developers like the ~50 unit commercial/mixed used residential at 59th and market, the torn down church at 48th and city pumping a couple billion into West Philly per its 20 year comprehensive plan.

I never got a straight answer on how long the electric had been shut off on the vacant units and if I needed to have electrical re-certified.  

The overall Ohio unemployment rate is improving steadily and we haven't had many tenants with major long term issues paying their rent, just some short shut down related issues that we were able to work through. 

We're expecting the finalized regs on Sec 199A any day now....although the shut-down has added a little uncertainty.No update at the moment as we're still (at this exact moment) working with the same temp regs we've had for the past 5 months...In it's most simple, distilled form, IRC Sec 199A and the related temp regs allow a 20% deduction (subject to various limitations) for a rental real estate property that rises to the level of a 'trade or business'.What defines a 'trade or business'? 

I think I am qualified to answer this question as I have lived with tenants several times - always with the intentions of just " keeping it on the down low" -  well ... that doesn't work - I cannot keep my mouth shut when the new tenant suddenly redoes the front yard or is letting some guy fill up 5 gallon water bottles in his trunk from the hose  -  or any several number of things I do to improve the property - it is just sort of obvious that I own the place.
