My rental SFH is going to need the carpet replaced after the current tenants leave April 1st.  

I made a few mistakes as I felt guilty that I was not around to help so was more than accommodating for additional perks (pest service contract, allowed reimbursement for spoil food when refrigerator has issues, professional carpet cleaning at lease renewal and a few more).

If you are only referring to a kitchen and (1) maybe (2) bathrooms followed by carpeting in the home and painting yourself, you can probably squeeze by with $50,000.00Also, the pictures of the kitchen exhibit past mold issues/concerns, the white overspray on the studs is common in cases where you have had moisture issues leading to mold.

It's the same scenario if you rent a car crash it and your credit card is maxed out....or rent a Airbnb trash it...I have been using Rently in LA for a while now and the biggest thing that has happened is one lady spilled her starbucks on the carpet and Rently charged her for a carpet cleaning.

Some landlords report failing these if a thread in the carpet is up (it's a "tripping" hazard).  

Of course you may have to help people use their imagination to see the finished product via carpet samples, tile samples, paint swatches or even a 1' x 1' square painted on a wall in the new color.... we also offered to paint/carpet to a buyers color choice once we had a signed purchase contract.
