Another one is "10x" by Grant Cardone, and the 4 Hour Work Week by Tim Ferris.If you are brand new to REI, I would definitely recommend "The Book on Rental Property Investing" by @Brandon Turner.

No entertainment, no bars, no restaurants, no friends (only be with those who support your decision to save), no brand new cars, nothing that cost more than a $1,000. 

@Brian SullivanCan you elaborate on “brand new build”?

Far from a 1% home, but it pays the bills and was a brand new build in an “A” rated neighborhood with little to no maintenance .

It’s about $1600 - $1900 for brand new refrigerator, stove, dishwasher and microwave?

Then I dispose of the old non-financiable home and install a brand new home.

(Which would set me back because of the downpayment I had to pay) Has anyone you know brand new to this just jump right in to investing out of state?

Found a water issue found a bad support beam...found a leaky window.....then i looked under the cabinets and realized the water damage from the window meant i would need to tear out and get new cabinets.....new total price when i was done with the kitchen floor.....4800 and that was with me doing the labor.....not a good two weeks...Now I will say i decided to take out all the cabinets instead of having mismatched and I put in a new stove....the old stove was ugly with all the new stuff..and I decided that as i was in 4500 by then i would put up a back splash that cost about 250 ...The good part...house worth a lot more like maybe 7 k and the rent I can get with a brand new kitchen is about 100 + more a month. 

I'm currently working on self branding, as all new agents must, and I've started a networking group in NEA which I believe will lead me to the needed connections.
