Honestly, I'm curious to see what the other, more established and knowledgeable BP members have to saw about the market here in Bend, but I've got some general feedback: Prices have been steadily on the rise for quite a few years now and there was/is a "housing crisis" due to the high demand and low supply.

Ben Davis the problem with 2-50 units is economy of scale but most importantly until you get over a million dollar loan size you can’t get Agency debt which is non recourse.

I've never told the manager I wouldn't be happy to accept section 8 vouchers, I have no knowledge of any of these tenants, and I haven't even been in touch with management concerning the property's vacancy.
