Almost any worthwhile MLS listing will not entertain a seller-financed deal simply because of you being the underlying risk.

Doesn't mean there isn't a law preventing that business transaction consisting of two happy and consenting adults. 

For example: Does this mean that we can fit up to 8 people (i.e. 6 adults and 2 children) in house that has 1,200 sq ft (2 bed and 1 bath house)?

I am a US citizen, I have just never lived here as an adult.

Limited restaurants, a few small lakes for fishing, very little entertainment.

That only appeals to people with very young children, so unless that is your market I would skip it because the vast majority of adults want the walk in shower.
