@Arta Montero are you using a tenant management software for payments and late fees? 

Any advice on property management software? 

Does anyone recommend a software system to track rent payments for multiple tenants such as this?  

Spent about $50k in upgrades mainly external capital expenditures (yard, privacy fence, dirt work, drainage, rain gutters, etc.), rented property on upper-end of projections, and am cash flowing off rental income on 2/3 units while living rent-free in the third .

@Alyxandria WelchYou can use various methods to keep track of your items.Excel, accounting software(i.e. quickbooks, stessa, Xero, freshbooks, etc)I recommend creating a new folder on your iphone to keep separate your receipts.You may also want to reach out to your CPA for helpful tips.Good luck!

Working with partners in a purchase of 100+ rental in Charleston SC area.The place is less that 20yo but has not had many upgrades and has not been managed well.Can anyone recommend a good managenet software for 100 + units that offers good digital payment system and ca be expanded?

Now all of my records I have are inside a software and skipped trace through REI Skip 2.0 or Batch Skip Tracing.

What are some programs you use to collect rent that actually work. I just want a simple application tenants can use to pay there rent.

I know there are lots of thread on here about 'software based' CSS that are MUCH cheaper.
