The question begged to ask is to make sure the data you are using and reviewing is correct such as the FMV that you are coming up with and the title abstract you are looking at is thorough.

As far as I know, Zillow is nothing more than a data collector, I believe is useful at least for people who lives outside the US.I could start with a market I already know (Huntsville, AL) I have some contacts there, but I am looking for diversification and higher performance.Hi Marco Santarelli,Your "2013 Housing Market Forecast" reports only the final result, can you explain the criteria you used for identifying the appreciation?

so your name should not state or imply that you are a dealer like:Day Trading Real Estate LLCBryan's Buying & Selling Real Estate LLCBryan's Flipping Homes LLC.Another thing that happens is that the nature of your business might change and now the specific name you pick does not apply likeRehabbing Chicago LLCThen you stop rehabbing or stop working in Chicago, once you move to Milwaukee or even Skokie and only do rentals the name Rehabbing Chicago doesn't make sense any more and will confuse people.I'm not as bothered by this one but have seen people that have names that don't quite fit or don't fit yet like:Worldwide Real Estate LLCGlobal Real Estate LLC Transcontinental Real Estate LLCActually met a couple of people with names like those who didn't own any real estate.

I would say get a virtual assistant off of Elance and have him or her do a lot of the data entry for you that way you can just look at consolidated spreadsheets and go from there.

@Henry M.After paying for Sitex Data for a year (not cheap, even if you only buy a block of comps), I discovered that BOfA's free comp tool (see link below) comes up with pretty much the same valuations as Sitex, so I stopped using Sitex.http://realestatecenter.bankofamerica.com/tools/marketvalue.aspx?
