Hi Team,  I'm looking for a spreadsheet where I can record all of the items (repairs, purchases) on my rental property for tax purposes.

Any advice or items to watch out for would be greatly appreciated.

Many home warranties require you to pay for upgraded coverage for items such as refrigerators and garage doors. 

A lot of times people underestimate these items, and even a paid off piece of real estate can go negative cash flow for a while if you have to complete redo a building system. 

Does anyone have a good recommendation for a place in Tallahassee when I can buy used appliances (Stove) that is in "like new" conditions for one of my units. looking for items where they may have a small scratch, or was an open box from a major store etc. 

Also, the benefit for me is that when I'm in Texas working on my self storage items, I could stay there (and my son loves the pool). 

It's unfortunate, but appliances will soon become disposable items like radios and televisions. for any appliance older than 5-7 years, I consider replacement rather than repair unless it's a really simple, inexpensive repair.

Would it be appropriate if I reached out to some local general contractors and ask them to send me an itemized bill for previous clients?

I have ran a variety of models based on conventional financing and this CMHC MLI select product and the benefits to the developer on take out financing and monthly cashflow are staggering.As I here more information on the product from people I know I will post accordingly.

In my SFRs and duplex, my turns would be north of $1,000 each to bring paint scheme current, and make any necessary fixes to "wear and tear" items.
