Your income is one of the primary items in your qualification. 

I know what the qualifications are to be a real estate professional, but I've read that an election may need to made so that I can treat all my rental activities as one activity so that my hours claimed are considered for all my properties versus needing to prove I spent enough hours for each individual property.  

P.S  I'd like to begin working on my loan pre-qualification so if you know of any solid lenders for first time buyers I'd appeciate it.  

I have experienced this first hand, some people may think they need a bookkeeper and come to find out that they needed someone with higher qualifications than originally anticipated. 

Once they have developed & processed the Loan Qualification Package, they send the package to the Texas Veterans Land Board, asking for approval & Funding of the Loan.

A "mortgage assumption" is when you go through the qualification process and the lender officially lets you take over the loan. 

My standard response re-states all the basics (rent, location, qualifications) and requests interested renters actually drive by the house before requesting an appointment.

“I wanna buy a multifamily” is different than “I’m interested in 10-20 unit apartment buildings for $800K up to my pre-qualification limit of $2.3m” which is different from “I wanna house-hack a triplex” which is different from “I’m looking for a seller who is willing to owner financing a deal with zero money down”.

To qualify for rent on the property you are purchasing, the appraiser will do a rent schedule to determine fair market rents for qualification.
