My tenant on the 2nd floor told me the hot water in the kitchen faucet has very weak water pressure, but the rest of that unit doesn't have any issues. 

Communication and understanding each other's strengths/weaknesses/goals, etc are all imperative before ever going into business together.  

But, of course, you must do due diligence to ensure the market will not recover in the short to medium term.What are the signs of a weak or stagnated market?

Could always ask them to give them contact information of some other property owners they manage properties for and chat with their clients and see their strengths and weaknesses, etc. ** I’d ask for their Airbnb or VRBO profile link to review their reviews, years hosting, etc. to ensure it lines up with what they’re telling you*2.) with you guys being out of town, I’d make positive they have a team of maintenance guys for whenever something along the lines pop up.

It's not just learning creative financing to aquire real estate, but cars, businesses and understanding who you are as an investor and what your true strengths are as well as your weaknesses.

Depending on your goals and strengths/weaknesses, there are a thousand different directions you can go with your REI journey. 

I buy, I add value and fix up and appraisals still come in weak. 

Not trying to change anyone's mind, but I cant help myself when it comes to countering weak arguments.
