My agent was guessing @ E&O rates he does not issue it, I have not looked into yet maybe I should since you think $5000 is high, we have the software and our states license board allows anyone to design up to a duplex.Our commercial GL and Workers Comp insurance policies are written against our LLC as the insured, I’ve seen some out here think a Home Owners policy covers them as a commercial business, I just don’t see that happening.Wish I could find a better policy that covers design, builder’s risk, and general liability.

Because of this, it's easy to write separate policies for the Property coverage, but you would need a single General Liability policy for the parcel/all 3 properties.You will get your best pricing with a single policy combingin the GL and Property.

They are also generally higher when there is no previous insurer meaning you get better rate experience when you've already had a policy in force so naturally it'll be higher the first year.However, I just wrote E&O, GL, and WC for a property management group with revenues around $150k/yr and the total package for everything was under $2500.
