So if someone already has tons of money they can take 10% overall annual return and outpace inflation ( most of the time ) by a factor of 2 to 3 times and grow the money safely and have more than they did the previous year.Cap rate can rise some when property size is bigger say 5,6,7, million in price then cap rates in the 6's but still debt in the 3's which pushes cash on cash higher.
