Renovating the exterior by putting on newer paint also comes in handy since first impressions are very important.I would also manage energy usage by replacing incandescent bulbs with LED lights and perhaps looking into your cooling/heating expenses; it can add up and significantly reduce costs.

The way I see it, "pretty" gets tenants in, and "inexpensive bills" keeps them in.Here's my quick list: .8 gpf toilet(Niagara Stealth at Home Depot,) Niagara Sava Spa 1.75 gpm showerhead, Watersense-labeled faucets, and LED bulbs from either Lighting Ever(LE) or Hyperikon(go for the 2700 K color temperature, and usually 9 watts or so is equivalent to a 60 watt incandescent.)

I even spell it out that if there was an LED bulb when you moved in, there better be one when you move out and if there is suddenly an incandescent bulb, I'm charging you for the replacement.
