HomeDepot carries a line that are $20 - $30 per light (less if you have volume discounts), are as bright as two incandescent 60w bulbs - but only consume 4w, and {best of all} there are no light bulbs to be changed or stolen {light bulb theft is a surprisingly big thing in our student rentals}.

Renovating the exterior by putting on newer paint also comes in handy since first impressions are very important.I would also manage energy usage by replacing incandescent bulbs with LED lights and perhaps looking into your cooling/heating expenses; it can add up and significantly reduce costs.

Just before they burn out, incandescent bulbs get a surge of current as the tungsten filament loses its resistance just prior to burning away.

LED lights and CFLs like draw much less power than incandescent lights do. 100 amp service is more about central A/C and electric dryers than anything else.

The way I see it, "pretty" gets tenants in, and "inexpensive bills" keeps them in.Here's my quick list: .8 gpf toilet(Niagara Stealth at Home Depot,) Niagara Sava Spa 1.75 gpm showerhead, Watersense-labeled faucets, and LED bulbs from either Lighting Ever(LE) or Hyperikon(go for the 2700 K color temperature, and usually 9 watts or so is equivalent to a 60 watt incandescent.)

-Tenants with subsidized government assistance (section 8)-A rental control ordinance, which limits rates or rental increases.We will purchase commercial properties that have the following value added characteristics:-Low rental rates compared to similar units in the area-Poor property cosmetics ( exterior shows pealing, overgrown shrubbery, weeds in the curbs & sidewalks, a dirty and poorly lit entryway and halls , overflowing trash receptacles, & a poorly lit worn out laundry room)-Light fixtures with incandescent light bulbs that are paid for by the landlord.
