I've been following the likes of Dave Ramsey since my booster seat days (which makes me slightly hesitant on diving in on a house-hack) and I love to watch Graham Stephan.

I’m considering adding a mixing valve and or booster, I am leaning towards the booster.

Cellular service is pretty garbage - I'm looking into high powered, $1000 cell boosters (house is 4200 sqft), and figure, isn't most cellular service better than 25 mbps?

Networking is great for a moral booster as well as a great source for education.

If the ductwork is done wrong, however, there may be little which can be done short of adding booster fans in the ducts.For now (summer), close down the registers on the first floor and force the cold air up to the higher levels.

Definitely a confidence booster as well if you go in to the deal knowing more than the owner does.

Probably a combination of the two.Either way it just might work (disclaimer: I'm not endorsing the use of narcotics prescription or otherwise as a creativity or mindset booster).
