Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – and they often select the first PMC they call!

Regarding the BRRR strategy, that is the way I have scaled my portfolio but I also built a direct to seller business which allows me to make offers on property using the following guidelines.  

I have a reasonable amount of cash on hand, excellent credit, and low debt-to-income ratio.

The experience varies based on location, tenant management, and financing, but overall, it’s an excellent way to get started with minimal upfront costs.Good luck!

Inherently the steps are the same as if you were purchasing with financing save potentially less closing costs and ability to close sooner (if needed).The terms of your offer (ie -contingencies, closing cost splits etc) will determine what is different. 

Tremont is an excellent area with really high market rents and super high demand.  5000+ sq ft. is huge too, congratulations!
