Id like to enjoy another stream of income to eventually phase out my day job, so that I can focus on acquiring commercial properties as well as a business or 3.  

(a) market price appreciates at a compounding rate AND so does (b) rents appreciate at a compounding rate.

That was when the market was stabilized, rates were sub 4.5% and distressed properties actually sold for a significant discount.Today, distressed properties sell for a premium and cash out refi rates are over 8%.
