When dealing with overseas buyers you want to Sort to their Specs within the price range you are selling. 

Here are my thoughts/questions:-When you say "builder" please give some more background...is this someone who builds a handful of spec homes a year in the area?

I would need to know more specs on the house but with material shortages It's difficult to say how much to budget. 80K-120K for full gut perhaps but unsure with lumber beings so expensive and shortages.I would plan 9 months of vacancy between the pain you will endure pulling permits & having your contractors show up everyday to complete the work & then final inspections to get a CO.

If they have specs that calls for a certain model number then I can  purchased and get it delivered or picked up.

Previous spec home from the builder with nearly identical floor plan was sold as 2BR, but lists on AirBnB as 3BR.

Your engineer should be able to approve some options to fix, then have companies quote to the engineers specs.

Obviously this is California spec building and not the traditional RE stuff I come to this website to read about :)I should not have said same as main house.
