Garages are also nice for storage and for tenant longevity.If you buy the duplexes well, in no time at all, you could refinance them and scale into a larger multifamily after you have some experience.

Some codes just do not make sense, and I think this discussion tells us that we have to define a closet a certain way to call a bedroom a bedroom is just ridiculous in current times as long as there is adequate storage put into a bedroom for storage needs.

Look at just today, everyone thought stock market this year was going to rocket then china comes out with AI allegedly superior to ours and tanks tech stocks.

The equity pay down in many RE classes (residential, storage, hotel/motel, office space, industrial, etc) ispaidby the tenant.- there are ways to never pay tax on gains (1031, owe until death, etc)- cost segregation can in effect have RE acquired at no cost- sweat equity can produce additional return.

I have a 4 car detached garage at my property and I rent out all the bays for storage use.

All situations are specific to individuals.Our best wishes and empathy go out to those LA individuals and communities.It’s been about 6 years since one of our storage locations was flooded for about 4 months.  2 feet over the roof.
