Enhance the outdoor space with a BBQ grill, comfortable seating, and a dining area.

I would also donate $25-50 to the top several fundraisers whenever I get a chance and attend every pancake breakfast and chicken BBQ fundraiser I could.

There might be other experiences you could market and refer your STR guests to, like rustic BBQ joints, a local brewery, and places with live country music.  

May be shocked to find out how simple and NOT an issue the answer is, like IDK, tenant's parent/friend really grilled em that they gotta have this done. 

It is challenging but we committed to going there every 4-6 weeks and having a great team on the ground ( will cost you some extra money) but they are the difference in having issueswe have one of the best cleaners in the area and our guy that cleans the grills does all my light maintenance and guest interaction if I need it(pets, too many guests etc.)3-4 hours would be a dream and you can definitely do it but you have to commit to going there every 4-5/6 weeks In my opinion because there will be things you need to address or upkeep- this is obviously only if you decide to self manage. 

Is that the burners under a BBQ grill?

They are partying, drinking, playing loud music, burning their BBQ, smoking, and throwing up all over the carpet and couches. 

If you get hungry and you see McDonald's and Bonefish Grill, it will be pretty obvious which one will (probably) have a nicer meal and dining experience.

Literally got into RE while at a family BBQ about 15 years ago.

Also look into apartment amenities requires (bbq pits, play area, tot lot, etc.)
