Ask questions (write these down too if you need) such as:-Why are you moving-Where did you live before-What did you like about it there-Where do you work/What do you do for a living Then if you feel good about it after that go ahead and tell them about your offering and make sure you preface your requirements with a sentence like: "Great, now here are the exact requirements to rent this unit...blah blah blah blah" Right down your list.Once you finish, be certain to ask "Do you meet all of those criteria?"

A service contract may be the way to go.You let your tenants know ahead of time your coming out for inspection of unit and you maintain your building, the best you can.

If they fail to comply then your next course of action is to file eviction action for "Cause - Failure to vacate after lease termination/non renewal notice, look up your county court house and get the paperwork for that ahead of time so your all set.Don't bargain, BP forms category may have forms you can download for notices..
