It's an undertaking that involves consultation with an estate planning attorney as well as a real estate attorney, once you have defined your goals.The same applies to LLCs, especially single-member or reciprocal member - as in husband/wife - LLCs... a little knowledge can be dangerous, and litigation is the best measure of any asset protection claim.

It is kind of like the difference between going to a weekend training seminar to learn about diet and exercise so you can loose weight VS. having a personal trainer for 6 months that is measuring your progress and telling you what to do and what order to do it in.The part that sucks for guys like me is that I don't make enough at my coaching to live like a rock star, so I gotta keep flipping deals and managing rentals, LOL!

I should qualify all of the above by stating this has never been done in my district court, apparently, so YMMV (or should I say MMMV :-/ )I need to decide if I want to try and contact the bank myself tomorrow, or contact the banks council that filed the original foreclosure actions... or pay up and have my attorney file for the reforeclosure as a pre-emptive measure.

When I look at properties now I jot down notes and use this checklist but it take so long to go through a house taking measurements and and jotting down everything that needs to be replaced from outlets to blinds and everything in between.
