We got three bids for adding central air to a ranch and they were all over the map--we took the middle bid of 15K (it was a pretty straightforward install since all the new ductwork was run through the attic).

I have a pretty solid system in Phoenix - self manage, long term tenants in SFRs, etc.While I feel that I've acquired enough assets to retire comfortably (at some point), I don't currently get enough income from the properties.

It is pretty easy to learn.

Seems like expenses are pretty high.

No permits needed and  it’s pretty much only tourists.  

And yet, I know the furnace is going to need replacing in the next 5 years ... pretty much do a happy dance every year when we fire up the heat to test it.

I'm sure things have changed quite a bit, but I imagine it's a pretty decent place to land a few properties.

That's a pretty decent profit.
