When selecting the property, I would keep the following in mind for "rentability" (which would also be quality of life for you): in unit laundry, proximity to metro/public transportation, on premise parking or nearby affordable monthly lots, central heat and air, closet/storage space, outdoor space (private or shared).

Look at your other expenses to see if there are places where you can save money (phone, cable, entertainment, car).

My only twist would be to entertain a multifamily vs. a SFR just because it spreads out some risk with vacancy.

Also I don't want to spend 6 months to list & sell the Tampa house so I'm exploring & entertaining some offers I received from other peer investors that contracted me.

They actually said they are looking forward to getting into the great outdoors and exploring nature in their message to me after booking.

Should I entertain this and if so how should I structure it??????

The location does well and is basically a given that with rocky mountain national park nearby and a lot of other outdoor activities - everything rents out all summer and a few months on each end, no problem. 

These TV shows should be for entertainment, not education. 

Additionally, Fitchburg's downtown, with its entertainment options and close proximity to several hospitals, can be a major draw.The following hospitals are all within about 7-9 miles of downtown Fitchburg:UnityPoint Health - Meriter HospitalSt.

Our families are considering purchasing a luxury rental that mirrors what we stayed in.  5br/5ba, very unique pool, outdoor bar, 2 blocks from the beach, 15 years or less old, granite, stainless, etc etc.
