I've seen numerous comps that have traded at 7.0% or below, but they are all larger properties (20+ units) and I don't have any smaller (less than 12 unit) comps.

After numerous attempts to talk to someone at Fannie/Freddie I was told by one individual that no one knew what the rules will be to qualify.

It helps too to get the year built as close as possible and any other features that stand out.

But if I leave the military in 5-10 years, the amount in the 401k won't be high enough to matter, plus I cannot access it (apart from the self-loan feature which may or may not be available when you are no longer active), until age 60 or so.
