I'd imagine contacting someone regarding a property that they most likely inherited from a recently deceased loved one would be a difficult conversation for anyone, so I don't want to make it any worse by cold calling someone when it may still be in dispute.

Yes, it's going to cost you more money up front versus just pulling a generic one offline, but it's going to be well worth it in the long run IMO.We bring on way too many new buildings, as a property management company, that has HORRIBLE leases in place from the residents we inherit.
