Meaning - you have a facebook ad that drives traffic to the web site, then you set up a retargeting ad that shows up only to people who clicked the first ad and did not take a desired action (fill out a contact form). 

So I'd say most brokers aren't great at the fundamentals of REI.

The thing I love about it most is that they have a client facing web portal where tenants pay their rent, and Rentec Direct charges NOTHING (ie no fee) for ACH transactions that they direct deposit into your bank account for you... just a straight up $4ish dollars per month per unit base fee.

Each of my 3 Companies all have there own set of Quickbooks, we do the web based QBs.I handle all my Checks and Deposits into my Accounts, but leave the Quickbooks to her.

Most of the HOAs I have dealt with post their financials on the web site or will provide them on request.Good luck getting to the bottom of your situation.

And hopefully you don't have a tenant who trashes the place.Utah is still very attractive fundamentally. 

I suspect one (of many) of the fundamental issues here I think is extreme risk aversion borne out by many of the people pushing for laws like this.
