Best/first thing to do is get educated.

I am very green when it comes to the industry, as in I have zero experience but I am hoping to change that quickly.

Recently decided to diversify my personal investments, so now educating myself on real estate investing.

Make sure to get plenty of education first.

My current goals are to educate myself in flipping and buy and holds and have my first real estate flip completed by the end of 2017.

Sadly, it is FHA loan so stuck with it throughout the loan regardless of amount of equity in the property from my understanding (although they recently change the FHA rates so think I can get a slight adjustment)3.)

dljoka-at-kw-dot-com , His name is Daniel, he works for Keller William in Medford, i dealt with him on a property ( i never bought it ) but he responds to you and was very helpful, this was last year i dealt with him and i have not talked to him since then. just check where you are buying there, values change dramatically from one block to the next in some areas.

I do have background in the RE and constantly continue my education in the field daily.
