If you distribute based off NOI, you could get yourself into a deep hole and quickly if you have debt on the property. 

A deep understanding of their needs will help you all collectively determine whether you're a great match for each other.And, even if you're not a match, a deep understanding of their needs puts you in the best position to help them find someone who is a great match for them.Money or influence: You win either way!

You have to be able to get over your fears and doubts and DIVE IN.

I am really trying to dive into this process head first.

I guess the answer is not to close until you're certain it's all happening properly.I'm a new wholesaler... just starting, but I know that there are a lot of wholesalers who dive in without the appropriate training/knowledge.
