I also have a single family rental.My ex told me about a lady at her church who's mother passed away and left her older home to the 2 children, neither of which wanted to deal with the old house.

This 3 unit property consists of a small church turned into a duplex and a small pastor house in the rear of the property. 

I let him know it had been uninhabited and flooded with no heating and water shut off by the town along with a handful of code violations. 

If the tenant doesn't pay the electric / water company that company will shut it off.

I'm going through testing now and of course have the nightmare stories of shutting down homes for weeks on end costing tens of thousands of dollars tucked in the back of my mind.

Its an early warning system on tenants who may skip out on you and can keep utilities from being shut off.Great example.

There is one water meter at the front of the lot by the “main house” the house on the back has it’s own shut off valve - that’s the one when closed meter stop running meaning the issue is on the back house but no leaks found, only change was the new sewer line.
