@Joe White - I’m aware of usury laws as well... and what it sounds like you are suggesting, would mean all hard money lenders are illegal.

Some investors are happy with that, but unless that’s your plan, then you need to be fully aware of he potential cash flow of your investment.

At no point in this process was I made aware of the bankruptcy until yesterday upon the sellers agent telling us we weren't able to close. 

Is all my Illinois, Cook County, landlords/sellers of real estate aware of the new Amendment?

So I assume most of the politicians that vote for rent control are aware of the negative consequences resulting from rent control.
