I'm a new landlord, so I do not have a well developed gut feeling for prospective tenants.I have a house, 4/2, I live in one room and rent out the other 3.

A few days ago, I said, "When I look at social media from people who are doing it well, they are always teaching."

You can succeed even now if you have enough money so you are in control of when to sell, and your tenants are screened more than well.  

What we find is that owners in your position can do well in a set of ideal circumstances:  the home is in great condition, they find excellent tenants who treat the property with care, and nothing crazy happens. 

FF really only does well with medical professionals on travel contracts - so if your property is affordable and near a hospital it would do well, otherwise usually crickets - at least here in FL. 

Most builders require you to provide a Pre-approval letter or Loan commitment from the bank.
