Even if the section 8 tenant is a good tenant, why would I choose the bureaucracy of section 8 when it is so easy to find a good tenant that does not come with the extra effort.As for guaranteed rent, with vacancy rates so low, if you screen your tenants well, there will not be a missed payment. 

There are still deals in the mid and lower strata because rental is so strong here..

And because that amount is so high, that's why we BRRRR.
