I do have a rental house with somewhat similar purchase/rent numbers though that doesn't cash flow well on paper, but it's completely remodeled so at least for now my maintenance/repair costs are essentially 0.

I could tell from the questions appriser asked me during re appraisal: any remodeling project especially kitchen, bathroom, big updates as roof, windows, exterior and interior painting.

I've never used an ozone generator but recently had a terrible problem with tenants who not only had chain-smoked but also allowed their pets to use the entire house as a toilet.

2nd If I get a call at 11pm on Christmas Eve that the toilet is overflowing in an upstairs unit I am much more likely to smile on my way to the property if I like the person Im about to help.  3rd good relationships with tenants PAY!

Took out some old plumbing once, got it on my hands, wiped it off, took the rest of the day off, felt like death warmed up.The key to getting bugs out of the property is ensuring that there are no holes in the house, eg plumbing fixtures, under the toilet, doors have proper sweeps that fills the gaps, electrical covers that cover the drywall, behind dishwasher, and so forth.
