Then one day I had a scheduled showing w/ a potential tenant.Got to the rental, garage door wouldn't open.None of the lights would turn on.Flipped main breaker, nada.Everyone in the area had power but me.I had to show the unit w/ only natural light.The lady did not rent it, not sure if it was because of that, but the lack of power definitely didn't help.Turns out when previous tenant moved out, and asked power company to finalize his bill, it essentially shut off the electricity.I ended up having to set up landlord reversal w/ the utilities companies, to prevent the same thing from happening again.Lesson learned.

I totally rehabbed the commercials, 1 restaurant within a year, and 1 martial arts school coming in next week (2nd yr)studio, 1 bed, 2 bed and 2 commercial.

I can't believe he shut the door and left it.

I've found it always best to get a permit as the consequences of having your job shut down until you do, typically isn't worth it.  

I am sure your attorney is begging you to shut up right about now. 

There is a range of price and property types and other criteria shorter commutes, or close to city life and restaurants, shopping and malls, or great school district.  

The shutting off of the water especially stood out to me.

I focus on destination type tenants such as barber shops, vet places, regular doctors office, emergency clinics, restaurants, karate schools, fitness centers, environmentally friendly dry cleaners, etc.These are places people HAVE to go to do business.
