The house itself is solid and has brought several good surprises, and we've gotten compliments from several investors (I've invited a few to check out the property during the work-in-progress).  

So making progress!

I started with the leasing hustle and was able to see first hand rehabs in progress, learn areas of the city, and what leasing to tenants was all about.  

@Arlis Barba Did you make any progress in Stockton?

This concern is mitigated somewhat by the fact that the competition also includes utilities and that I'm in Massachusetts, which is progressive (and aggressive) on raising min wages.3.

If so, how did you monitor progress and mitigate risk?

Brandon Turner , I realize it's been some time since this post was first initiated, but have you made any progress on collaborating with your realtor or made any moves towards starting a property management company?
