I'm not sure of your exit plan, or how these equity players look at exits, but theres a good number of opportunistic money players chasing deals who have the funds and patience to see through a good solid investment opportunity. 

I know most of them... then when its quiet ask them if you could run some deals by them some time.Rod Nylund is a big player there and nice guy he will talk to you. 

If nothing else find out who some of the big players are and reach out to them and ask what their biggest problem is and how you can best be a solution to them, a great place to start can be as a helpful hand and learn everything you can from that "big fish". 

The purpose of this exercise is to determine which 5 or 6 MSAs to prioritize above the rest first in order to then do a deep dive on the specific area's demographics, job growth, rents, vacancy levels, and other data.

The bad will still choose not to prioritize you, and try to find whatever loop hole they can.

Of Course this is my opinion and experience but anything south of hwy 20 or West of downtown in my mind is to be avoided.. the other areas I mentioned are where investors want to go and not risk their financial life on a pocket or just because a property makes 50 or 100 more a month on PAPER.And I am not picking on Jackson I just have a ton of experience there and know most of the big players.
