You do have to recapture all depreciation.Example - If you do a 1031 and then rent the new place for 2 years and then move in and live in it for 3 years. 

If you are getting started and are in New York, I would not recommmend you buy in New YorkStart in a place like Michigan, Tennessee, Missouri or Mississippi.

Residence to Rental - Rent next place?

This is very desirable since you can comfortably live with a girlfriend/dog/whatever, and not lose comfort.Buying a SFH, building rooms, renting every room and sharing your room will almost certainly cashflow in most markets (outside of VHCOL cities).

Some may require you to have a certain amount of experience or in place of that have a certain amount of cash cushion available called reserves.
